Real Estate:

The information contained below is designed to provide a summary of the minimum education, experience, and examination requirements established by the Texas Real Estate Commission.

The information provided below can be found on the Commission's website. However, we recommend you contact the Real Estate Commission for more detailed information and for any changes which may have occurred.

 

  • To be eligible to apply for a real estate Salesperson License, an individual:

    • Must be 18 years of age
    • Must be a citizen of the United States or a lawfully admitted alien
    • Must be a legal resident of Texas
    • Must furnish the Commission satisfactory evidence of successfully completing the following education:
      • Principles of Real Estate core real estate course (60 classroom hours)
      • Law of Agency core real estate course (30 classroom hours)
      • Law of Contracts core real estate course (30 classroom hours)
    • An additional core real estate course (30 classroom hours)
    • Another four semester (60 classroom) hours in core courses or in related courses acceptable to the Commission.
    • Evidence of successful completion shall be presented via credit transcript or certificate prior to filing a Salesperson License Application form. DO NOT submit original transcripts and/or course completion certificates. Keep the originals for your personal files and send photocopies to the Commission.
    • To be eligible to apply for a real estate Salesperson License you must first obtain a letter from the Commission attesting to satisfaction of all education requirements.THE EVALUATION OF EDUCATION DOCUMENTS MUST BE PERFORMED BEFORE THE APPLICATION CAN BE FILED.
    • To obtain an evaluation of your education documents submit the form, Request for Evaluation of Education Documents.
    • A fee of $20.00 is required for the evaluation of education documents for the purpose of determining if education requirements have been satisfied. This fee is good for one year. Please submit copies of your transcripts or course certificates with your request for evaluation. DO NOT submit original documents.

    Salesperson Annual Education (SAE)

    A salesperson is required to have completed a total of 18 semester (270 classroom) hours of education, at least 14 semester (210 classroom) hours of which must be in core real estate courses, by the end of their first year of licensure.

    Accumulated hours required for real estate salespersons applying on or after January 1, 2006

    Once licensed, the salesperson must then complete an additional 60 core real estate classroom hours during the first year of licensure, for the totals seen below:

    At 1st renewal (end of 1st year) 210 hours 60 hours 270 total hours

    NOTE: Should the hours be completed PRIOR to the first renewal, the licensee will have satisfied the SAE requirements, and will then be under Mandatory Continuing Education (MCE) requirements.

    For those who applied Prior to January 1, 2006

    A salesperson is required to complete a total of 18 semester hours (270 classroom hours) of education by the end of their third year of licensure. At least 14 semester hours (210 classroom hours) of the 270 classroom hours must be in core courses. This education is referred to as Salesperson Annual Education (SAE).

    • At the end of the first year, a licensee must have a minimum of 150 core classroom hours and 60 related, MCE or core classroom hours, totaling 210 classroom hours
    • At the end of the second year, a licensee must have 180 core classroom hours and 60 related, MCE or core classroom hours, totaling 240 classroom hours
    • At the end of the third year, a licensee must have a minimum of 210 core classroom hours and 60 related, MCE or core classroom hours, totaling 270 classroom hours

    Continuing Education

    Complete 15 hours of state approved courses every 2 years, these courses must include 6 hours of Mandatory legal courses including:

      • Legal Updates 3hrs
      • Ethics 3hrs
    • The other 9 hours are elective courses
    • Pass a course final exam for mandatory legal courses (grade of 70 required to pass).
    • All sales agents renew every 2 years in the month their license was received.

Texas Appraisal State Requirements:

The information contained below is designed to provide a summary of the minimum education, experience and examination requirements established by the Texas Appraisal Licensing and Certification Board.

The information can be found in the Board’s website. However, we recommend that you contact the Board for more detailed information.

 

  • Levels of Licensure

    • Appraiser Trainee
    • Licensed Appraiser
    • Certified Residential Appraiser
    • Certified General Appraiser

    Licensure Requirements:

    • Must be at least 18 years of age
    • Be a US citizen
    • Be a legal resident of Texas for at least 60 days prior to application
    • Satisfy the Board of applicants good moral character
    • Submit proof of completion of the educational requirements for each level of licensure
    • Submit proof of completion of the experience requirements for each level of licensure
    • For Certified Residential level: Provide proof of satisfactory completion of either a 2 year associates degree or higher, OR a total of 21 semester hours consisting of: English Composition; Principles of Economics, (either Macro or Micro); Finance; Algebra; Geometry or higher mathematics; Statistics; Computer Science; and either Business Law or Real Estate Law
    • For Certified General level: Provide proof of satisfactory completion of either a 4 year bachelors degree or higher, OR a total of 30 semester hours consisting of: English Composition; Micro Economics, Macro Economics; Finance; Algebra; Geometry or higher mathematics; Statistics; Computer Science; and either Business Law or Real Estate Law. Also must include any 2 or the following courses: Accounting; Geography; Agricultural Economics; Business Management. Or Real Estate
    • Pass the state examination (Appraisers Trainees are not required to take a state exam)
    • Submit application, required documents, and associated fees

    Education Requirements:

    On February 20, 2004, the Appraiser Qualifications Board of The Appraisal Foundation adopted changes to the Real Property Appraiser Qualification Criteria that went into effect on January 1, 2008. These changes represent the minimum national requirements that each state must implement for individuals applying for a real estate appraiser license or certification as of January 1, 2008. The Real Property Appraiser Qualification Criteria and Interpretations of the Criteria provides in depth information on the new criteria and may be accessed by clicking the hyperlink or is available on The Appraisal Foundation website. The educational hour requirements for TX are:

    • 75 hours for the Appraiser Trainee which consist of the following courses:
      • Basic Appraisal Principles (30 hours)
      • Basic Appraisal Procedures (30 hours)
      • The 15 Hour National USPAP course or its equivalent (15 hours)
    • 150 hours for the Licensed Appraiser which consist of the same 75 hours for the Appraiser Trainee AND:
      • Residential Report Writing and Case Studies (15 hours)
      • Residential Market Analysis and Highest & Best Use (15 hours)
      • Residential Appraiser Site Valuation & Cost Approach (15 hours)
      • Residential Sales Comparison & Income Approach (30 hours)
    • 200 hours for the Certified Residential Real Property Appraiser
    • 300 hours for Certified General Real Property Appraiser

    Experience Requirements:

    • Appraiser Trainee - No experience required
    • Licensed Appraiser - 2000 hours in no less than 12 months
    • Certified Residential Appraiser - 2500 hours in no less than 24 months
    • Certified General Appraiser - 3000 hours in no less than 30 months with at least 1500 hours of experience in non-residential appraisals

    Continuing Education:

    • All appraiser licenses expire two years from the date of issuance
    • All appraisers are required to compete 28 hours of continuing education during the two year cycle
    • 7 hours must cover the USPAP Update course
    • Appraiser Trainees must complete 14 hours of continuing education each year
    • Appraiser Trainees must complete the 7 hour USPAP Update course every other year

Texas Home Inspection State Requirements:

 

The information contained below is designed to provide a summary of the minimum education, experience and examination requirements established by the Texas Real Estate Commission.

 

  • Does this state require Home Inspectors to be licensed?

    Yes, there are three levels of licensure:

    • Apprentice Inspector
    • Real Estate Inspector
    • Professional Inspector

    Are there any educational requirements to be licensed?

    There is not an educational requirement for the Apprentice Inspector. For both the Real Estate Inspector and Professional Inspector, there are two paths to licensure. One path is the "Three Tier Progression" and the other path is the "Fast Track (Education/Experience Waiver)". Both require a mixture of education and experience, but the requirements are different for each path. The Apprentice Inspector does not have an educational requirement. For the other two levels, the following is the educational requirement:

    • Real Estate Inspector
      • For Three Tier Progression - 90 hours in core inspection courses
      • For Fast Track - 120 hours of core inspector education including 30 hours in foundation system, roof systems, electrical systems, HVAC systems, building enclosures and appliances
    • Professional Inspector
      • For Three Tier Progression - 38 hours of core inspection courses including a minimum of 8 hours in the study of standards of practice, legal issues, or ethics related courses (in addition to the 90 hours required for the Real Estate Inspector level)
      • For Fast Track - 328 hours in core inspector courses of which covers: 30 hours in foundation systems, 25 hours in roof systems, 30 hours in framing, 25 hours in electrical systems, 25 hours in HVAC systems, 25 hours in plumbing, 12 hours in Building Enclosure, 6 hours in appliances, 8 hours in Standards of Practice/Legal/Ethics, 8 hours in Standard Report Form/Report Writing, and 6 hours of other core inspection courses PLEASE NOTE: A Professional Inspector may bypass the Apprentice and Real Estate Inspector phases by completing this educational requirement along with the experience requirement)

    Is there a state exam requirement to be licensed?

    Yes, all licensees must pass the Board approved examination. (Not applicable to the Apprentice Inspector)

    Are there any experience requirements to be licensed?

    There is not an educational requirement for the Apprentice Inspector. Once licensed, apprentice gain experience under the supervision of an licensed real estate or professional inspector. Before an apprenticeship may be considered complete, the apprentice inspector must have performed 25 inspections under supervision. For both the Real Estate Inspector and Professional Inspector, there are two paths to licensure. One path is the "Three Tier Progression" and the other path is the "Fast Track (Education/Experience Waiver)". Both require a mixture of education and experience, but the requirements are different for each path. The Apprentice Inspector does not have an educational requirement. For the other two levels, the following is the experience requirement:

    • Real Estate Inspector
      • For Three Tier Progression - No experience requirement for licensure, but in order to apply for the Professional Inspector, the Real Estate Inspector must complete a minimum of 175 inspections in addition to those performed while an apprentice.
      • For Fast Track - One of the following must be met:
        • 60 hours of experience training module
        • 60 hours inspecting with a licensed professional inspector
        • 2 years as an active licensed professional engineer, engineer0in-training, or licensed/registered architect
        • 3 years of personal experience in a field directly related to home inspecting
    • Professional Inspector
      • For Three Tier Progression - Must provide proof of the 175 inspections completed as a real estate inspector
      • For Fast Track - ONe of the following must be met:
        • 120 hours in an experience training module
        • 120 hours inspecting with a licensed professional inspector
        • 3 years as an active licensed professional engineer, engineer-in-training, or licensed/registered architect
        • 5 years of personal experience in a field directly related to home inspection

    Are there any other requirements to be licensed?

    • Must be at least 18 years of age
    • Have completed high school or high school equivalency
    • Resident of Texas
    • Citizen of the US or a lawfully admitted alien
    • Be honest, trustworthy, and possessing integrity
    • Submit an application and associated fees
    • Provide proof of liability insurance ($100,000 per occurrence)

    When do the license expire?

    Licenses expire every two years from the date of issuance.

    Are there any Continuing Education requirements to renew a license?

    All licensees must complete 16 hours of approved continuing education during each 12 month period within the renewal
