Real Estate:

The information contained below is designed to provide a summary of the minimum education, experience, and examination requirements established by the Mississippi Real Estate Commission

The information provided below can be found on the Commission's website. However, we recommend you contact the Real Estate Commission for more detailed information and for any changes which may have occurred.

  • To obtain a Resident Salespersons License, you:

    • Must be a resident of Mississippi when the application is submitted.
    • Must be 18 years of age or older.
    • Must complete 60 hours of state approved prelicense education.
      Pass a course final exam with a score of at least 70%.
    • Complete and return the Application for Resident Salesperson License
    • Upon notice of application approval, pass the state licensing exam with a 75%

    Once you pass the state licensing exam , you will receive a temporary license that will expire one year from licensing. Within that year, you must complete the 30 hour post-license education requirement. Upon successful completion of the post-license requirement, you will receive your permanent license at your renewal time.  

    To obtain a Resident Broker License, you:

    • Must be a resident of Mississippi when the application is submitted
    • Must be 21 years of age or older
    • Must complete 150 hours of state approved education
    • Shall have held an active salespersons license within the last 12 months
    • Complete and return the Application for Resident Salesperson License
    • Upon notice of application approval, pass the state licensing exam

    Once you pass the state licensing exam , you will receive a temporary license that will expire one year from licensing. Within that year, you must complete the 30 hour post-license education requirement. Upon successful completion of the post-license requirement, you will receive your permanent license at your renewal time.

    Reciprocity:  Applicants holding an active license in another state may be able to use real estate education obtained from providers who are not actually approved by Mississippi if the state that has issued their real estate license has also approved both the applicant’s real estate courses and the education provider for prelicensing credit and a current reciprocal agreement is in force between that state and the state of Mississippi. 

    Continuing Education:

    • Complete 16 hours of state approved courses every 2 years.
    • These courses must include 8 hours of Mandatory courses including:
      • Mississippi License Law,
      • Contract Law, and
      • Agency Law.
    • The other 8 hours are elective courses
    • Sales agents renew every December 31st on odd years.

Mississippi Appraisal State Requirements

The information contained below is designed to provide a summary of the minimum education, experience and examination requirements established by the Mississippi Appraisal Board.

  • Levels of Licensure

    • Appraiser Intern
    • Licensed Appraiser (Track 1 and Track 2)
    • Certified Residential Appraiser
    • Certified General Appraiser

    * Note: Track One Licensed Appraisers must be an Appraiser Intern for a minimum of 6 months while obtaining an experience log of 1000 hours. Track One Appraisers must complete the 75 hours of education required by Appraiser Interns. When they have completed the log in the minimum 6 month period and have the 150 required qualifying education, they may apply for Track One. The Track Two Appraiser must obtain the 150 hours of required education and then apply for licensure.

    Licensure Requirements:

    • Must be at least 18 years of age
    • Have a high school diploma or its equivalent
    • Submit proof of completion of the educational requirements for each level of licensure
    • Submit proof of completion of the experience requirements for each level of licensure
    • For Certified Residential level: Provide proof of satisfactory completion of either a 2 year associates degree or higher, OR a total of 21 semester hours consisting of: English Composition; Principles of Economics, (either Macro or Micro); Finance; Algebra; Geometry or higher mathematics; Statistics; Computer Science; and either Business Law or Real Estate Law
    • For Certified General level: Provide proof of satisfactory completion of either a 4 year bachelors degree or higher, OR a total of 30 semester hours consisting of: English Composition; Micro Economics, Macro Economics; Finance; Algebra; Geometry or higher mathematics; Statistics; Computer Science; and either Business Law or Real Estate Law. Also must include any 2 or the following courses: Accounting; Geography; Agricultural Economics; Business Management. Or Real Estate
    • Pass the state examination
    • Submit application, required documents, and associated fees

    Education Requirements:

    On February 20, 2004, the Appraiser Qualifications Board of The Appraisal Foundation adopted changes to the Real Property Appraiser Qualification Criteria that went into effect on January 1, 2008. These changes represent the minimum national requirements that each state must implement for individuals applying for a real estate appraiser license or certification as of January 1, 2008. The Real Property Appraiser Qualification Criteria and Interpretations of the Criteria provides in depth information on the new criteria and may be accessed by clicking the hyperlink or is available on The Appraisal Foundation website. The educational hour requirements for MS are:

    • 75 hours for the Appraiser Intern which consist of the following courses:
      • Basic Appraisal Principles (30 hours)
      • Basic Appraisal Procedures (30 hours)
      • The 15 Hour National USPAP course or its equivalent (15 hours)
    • 150 hours for the Licensed Appraiser which consist of the same 75 hours for Appraiser Interns AND:
      • Residential Report Writing and Case Studies (15 hours)
      • Residential Market Analysis and Highest & Best Use (15 hours)
      • Residential Appraiser Site Valuation & Cost Approach (15 hours)
      • Residential Sales Comparison & Income Approach (30 hours)
    • 200 hours for the Certified Residential Real Property Appraiser
    • 300 hours for Certified General Real Property Appraiser

    Experience Requirements:

    • Appraiser Intern - No experience required
    • Licensed Appraiser Track 1 - 1000 hours in no less than 6 months
    • Licensed Appraiser Track 2 - No experience required
    • Certified Residential Real Property Appraiser - 2500 hours in no less than 24 months
    • Certified General Real Property Appraiser - 3000 hours in no less than 30 months with at least 1500 hours of experience in non-residential appraisals

    Continuing Education:

    • All license expire on two years from the last day of the month of issuance
    • All appraisers must complete 28 hours of continuing education during the two year cycle
    • 7 of those hours must cover the USPAP Update course

    When do the license expire?

    All licenses expire two (2) years after its date of issuance.

    Are there any Continuing Education requirements to renew a license?

    Each person who applies for renewal of his license shall successfully complete home inspector continuing education courses approved by the commission at the rate of twenty (20) hours every two (2) years.
