To Get a Georgia Real Estate License:

The information contained below is designed to provide a summary of the minimum education, experience, and examination requirements established by the Georgia Real Estate Commission.

The information provided below can be found on the Commission's website. However, we recommend you contact the Real Estate Commission for more detailed information and for any changes which may have occurred.

 

  • Sales Prelicense

    • Be 18 years of age,
    • Have a High School Diploma,
    • Complete a 75 hour, state approved, prelicense course, OR
    • Complete 10 quarter hours or 6 semester hours in real estate courses at an accredited college or university (usually only real estate department or law school courses will meet this qualification).
    • Pass a course final exam (grade of 75 required to pass), and
    • Pass the state exam (grade of 75 required to pass).

    Broker Prelicense

    • Be at least 21 years of age
    • Be an active agent for 3 years,
    • Complete a 60 hour, state approved, prelicense course,
    • Pass a course final exam (grade of 75 required to pass), and
    • Pass the state exam (grade of 75 required to pass).

    Sales Post-License

    • Complete a 25 hour, state approved, postlicense course within 1 year of receiving license, and
    • Pass a course final exam (grade of 75 required to pass).

    Reciprocity

    An individual licensed in another state who becomes a Georgia resident may obtain an equivalent Georgia license without further examination or education. The applicant must submit a certification of license history (no more than one year old) from the state which the applicant is currently licensed. The certification of license history must show that the applicant:

    • is currently in good standing; (The license cannot be lapsed or expired.)
    • has passed an examination for the type of license sought in Georgia; and
    • has met all prelicense and continuing education requirements required for that license by that state.

    Continuing Education

    • All active licensees licensed after January 1, 1980, must complete at least 24 hours of approved continuing education course work during each four year renewal period.
    • Note : Salespersons who complete the 25 hour post license course in their first year of licensure may count that course as meeting only 6 hours of the CE requirement for the first renewal period. In the succeeding 3 years of their first renewal period, such salespersons must complete an additional 18 hours of CE courses in order to renew their licenses. (Georgia Real Estate License Law and Rules and Regulations, Chapter 520-2-.07(7).)
    • Salespersons and Brokers renew their license every 4 years in the month of their birth.

Georgia Appraisal State Requirements

The information contained below is designed to provide a summary of the minimum education, experience and examination requirements established by the Georgia Real Estate Appraiser Board.

  • Levels of Licensure

    • Registered Real Property Appraiser
    • Licensed Real Property Appraiser
    • Certified Residential Real Property Appraiser
    • Certified General Real Property Appraiser

    Licensure Requirements:

    • Must be at least 18 years of age
    • Have a high school diploma or its equivalent
    • Submit proof of completion of the educational requirements for each level of licensure
    • Submit proof of completion of the experience requirements for each level of licensure
    • For Certified Residential level: Provide proof of satisfactory completion of either a 2 year associates degree or higher, OR a total of 21 semester hours consisting of: English Composition; Principles of Economics, (either Macro or Micro); Finance; Algebra; Geometry or higher mathematics; Statistics; Computer Science; and either Business Law or Real Estate Law
    • For Certified General level: Provide proof of satisfactory completion of either a 4 year bachelors degree or higher, OR a total of 30 semester hours consisting of: English Composition; Micro Economics, Macro Economics; Finance; Algebra; Geometry or higher mathematics; Statistics; Computer Science; and either Business Law or Real Estate Law.  Also must include any 2 or the following courses: Accounting; Geography; Agricultural Economics; Business Management. Or Real Estate
    • Pass the state examination (Registered Appraisers are not required to take a state exam)
    • Submit application, required documents (including criminal background check), and associated fees

    Education Requirements:

    On February 20, 2004, the Appraiser Qualifications Board of The Appraisal Foundation adopted changes to the Real Property Appraiser Qualification Criteria that went into effect on January 1, 2008. These changes represent the minimum national requirements that each state must implement for individuals applying for a real estate appraiser license or certification as of January 1, 2008. The Real Property Appraiser Qualification Criteria and Interpretations of the Criteria provides in depth information on the new criteria and may be accessed by clicking the hyperlink or is available on The Appraisal Foundation website. The educational hour requirements for GA are:

    • 75 hours for the Registered Real Property Appraiser which consist of the following courses:
      • Basic Appraisal Principles (30 hours)
      • Basic Appraisal Procedures (30 hours)
      • The 15 Hour National USPAP course or its equivalent (15 hours)
    • 150 hours for the Licensed Real Property Appraiser which consist of the same 75 hours for Trainee AND:
      • Residential Report Writing and Case Studies (15 hours)
      • Residential market Analysis and Highest & Best Use (15 hours)
      • Residential Appraiser Site Valuation & Cost Approach (15 hours)
      • Residential Sales Comparison & Income Approach (30 hours)
    • 200 hours for the Certified Residential Real Property Appraiser
    • 300 hours for Certified General Real Property Appraiser

    Experience Requirements:

    • Registered Real Property Appraiser - No experience required
    • Licensed Real Property Appraiser - 2000 hours in no less than 12 months
    • Certified Residential Real Property Appraiser - 2500 hours in no less than 24 months
    • Certified General Real Property Appraiser - 3000 hours in no less than 30 months with at least 1500 hours of experience in non-residential appraisals

    Continuing Education:

    • All appraisers who hold an active appraiser classification are required to complete 14 hours of Board approved continuing education during each one year renewal period.
    • In every two consecutive renewal periods, every appraiser must complete an AQB approved 7 hour USPAP course (the 15 hour USPAP Course does not count as a substitute).
    • A renewal period begins one year prior to the current renewal due date

    Georgia Trade practice act (Chapter 3, Title 8) enacted in 1994 requires home inspectors to provide written documents containing certain information with regard to inspections. This written document must include the scope of the inspection, including the structural elements and systems to be inspected, that the inspection is a visual inspection, and that the home inspector will notify, in writing, the person on whose behalf such inspection is being made of any defects noted during the inspection.
