Alabama Real Estate State Requirements

The information contained below is designed to provide a summary of the minimum education, experience, and examination requirements established by the Alabama Real Estate Commission.

The information provided below can be found on the Commission's website. However, we recommend you contact the Real Estate Commission for more detailed information and for any changes which may have occurred.

 

  •  

    Sales Prelicense

    • Be a U.S. citizen or lawful permanent resident
    • Be at least 19 years old
    • Show proof of bona fide residency in any state in the U.S
    • Show proof of high school graduation or GED
    • Not have been convicted of a felony or a crime involving moral turpitude
    • Not have had a real estate application or license rejected or revoked in any state
      within the past two years.
    • Complete a 60 hour, state approved, prelicense course (course must be completed within 12 months or it is not valid)
    • Course requires proctored school final exam with a grade of 70% required to pass (Applicants have 12 months to pass the state exam after completing the course. If this deadline is not met, the course must be retaken.)  
    • After meeting the education, pass the state licensing examination
    • Submit Application for Temporary License (Application for a temporary salesperson or original broker license must be made within 90 days of passing the licensing examination)

    Sales Post-License

    • Complete a 30 hour, state approved, postlicense course within the first 6 months of licensure (or temporary license will be placed on inactive status.  If the postlicense course is not completed within 12 months, the temporary license will expire or lapse)
    • Course requires proctored school final exam (grade of 70 required to pass).
    • Submit application for an original salesperson license within 6 months or the temporary license will automatically be placed on inactive status.  (If the application is not submitted within 12 months, the temporary license will expire or lapse.)

    Broker Prelicense

    • Be a U.S. citizen or lawful permanent resident
    • Be at least 19 years old
    • Show proof of bona fide residency in any state in the U.S
    • Show proof of high school graduation or GED

    • Not have had a real estate application or license rejected or revoked in any state

    • Must have held an active real estate salesperson license in any state for at least 24 months of the 36 month period immediately preceding the date of application
    • Pass the state licensing examination (Applicants have 12 months to pass the state exam after completing the course. If this deadline is not met, the course must be retaken.)  
    • Submit an Application for Original Broker License (Application for a temporary salesperson or original broker license must be made within 90 days of passing the licensing examination)

    Continuing Education

    • Complete 15 hours of state approved courses every 2 years,
    • These courses must include 3 hours of Mandatory courses including:
      • Risk Management (Must take this 3 hour course which covers the mandatory requirements).
    • The other 12 hours are elective courses
    • All real estate licensees must renew on August 31st of every even year and education must be completed and reported by September 30th of every even year.

 

Alabama Appraisal State Requirements:

 

  • The information contained below is designed to provide a summary of the minimum education, experience, and examination requirements established by the Alabama Real Estate Appraiser Board.   The information provided below can be found on the Board’s website.  However, we recommend you contact the Real Estate Board for more detailed information and for any changes which may have occurred in the Alabama Administrative Code.

    Levels of Licensure:

    • Trainee Real Property Appraiser
    • State Registered Real Property Appraiser
    • Licensed Real Property Appraiser
    • Certified Residential Real Property Appraiser
    • Certified General Real Property Appraiser

    Licensure Requirements :

    • Must be at least 18 years of age
    • Must have a high school diploma or its equivalent
    • Must meet the educational requirements for the applying level of licensure
    • Must meet the experience requiremtn fot the applying level of licensure
    • For Certified Residential level: Provide proof of satisfactory completion of either a 2 year associates degree or higher, OR a total of 21 semester hours consisting of: English Composition; Principles of Economics, (either Macro or Micro); Finance; Algebra; Geometry or higher mathematics; Statistics; Computer Science; and either Business Law or Real Estate Law
    • For Certified General level: Provide proof of satisfactory completion of either a 4 year bachelors degree or higher, OR a total of 30 semester hours consisting of: English Composition; Micro Economics, Macro Economics; Finance; Algebra; Geometry or higher mathematics; Statistics; Computer Science; and either Business Law or Real Estate Law.  Also must include any 2 or the following courses: Accounting; Geography; Agricultural Economics; Business Management. Or Real Estate
    • Satisfactory completion of the examination
    • Submit application, required documents and associated fees

    Education Requirements:

    On February 20, 2004, the Appraiser Qualifications Board of The Appraisal Foundation adopted changes to the Real Property Appraiser Qualification Criteria that went into effect on January 1, 2008. These changes represent the minimum national requirements that each state must implement for individuals applying for a real estate appraiser license or certification as of January 1, 2008. The Real Property Appraiser Qualification Criteria and Interpretations of the Criteria provides in depth information on the new criteria and may be accessed by clicking the hyperlink or is available on The Appraisal Foundation website. The educational hour requirements for AL are:

    • 75 hours for the Trainee Real Property Appraiser which consist of the following courses:
      • Basic Appraisal Principles (30 hours)
      • Basic Appraisal Procedures (30 hours)
      • The 15 Hour National USPAP course or its equivalent (15 hours)
    • 75 hours for the State Registered Real Property Appraiser (the same course requirements as the Trainee level)
    • 150 hours for the Licensed Real Property Appraiser which consist of the same 75 hours for Trainee AND:
      • Residential Market Analysis and Highest & Best Use (15 hours)
      • Residential Appraiser Site Valuation & Cost Approach (15 hours)
      • Residential Report Writing and Case Studies (15 hours)
      • Residential Sales Comparison & Income Approach (30 hours)
    • 200 hours for the Certified Residential Real Property Appraiser
    • 300 hours for Certified General Real Property Appraiser

    Experience Requirements:

    • Trainee Real Property Appraiser - No experience required
    • State Registered Real Property Appraiser - 1000 hours
    • Licensed Real Property Appraiser - 2000 hours in at least 12 months
    • Certified Residential Real Property Appraiser - 2500 hours in at least 24 months
    • Certified General Real Property Appraiser - 3000 hours in at least 30 months with at least 1500 hours of experience in non-residential appraisals

    Continuing Education:

    • All license expire September 30 every two years
    • All licensees must complete 28 hours of continuing education within the renewal cycle
    • At least 7 hours of this requirement must cover the USPAP Update course or its equivalent

    Are there any educational requirements to be licensed?

    There are no educational requirements to obtain a license

    Is there a state exam requirement to be licensed?

    Yes, all home inspectors must pass an examination in order to be licensed

    • Applicants must pass the American Society of Home Inspectors (ASHI) Standards and Ethics Exam AND
    • Applicants must pass the National Home Inspector (NAHI) exam

    Are there any experience requirements to be licensed?

    No

    Are there any other requirements to be licensed?

    • Must be at least 18 years old
    • Must have a high school diploma or its equivalent
    • Submit a notarized application and appropriate fees
    • Submit evidence of a passing score on the examination(s)
    • Submit proof of general liability for bodily injury or property damage insure in the sum of no less than:
      • $20,000 for injury or damage to property, AND
      • $50,000 for injury or damage, including death, to any one person, AND
      • $100,000 for injury or damage, including death, to more than one person AND
      • $250,000 for errors and omissions insurance coverage
    • Provide evidence of one of the following professional qualifications:
      1. Professional membership in one of the following professional bodies at the time of the application: American Society of Home Inspectors (ASHI), National Association of Home Inspectors (NAHI), Housing Inspection Foundation, National Institute of Building Inspectors (NIBI), American Inspectors Society, Home Inspection Institute of America, Inspection Depot, Advantage Systems ASP, LLC, Inspection Technology Institute, International Society of Home Inspectors, or Home Inspection Institute OR
      2. Approval or certification by one of the following agencies: The United States Veterans Administration, United States Department of Housing and Urban Development, the International Code Congress, or the Council of American Building Officials OR
      3. Have an Alabama licensure on or after January 1, 1998, as a general contractor, registered professional architect, registered professional engineer, or residential home builder.

    When do the license expire?

    Licenses expire every year on December 31st.

    Are there any Continuing Education requirements to renew a license?

    Yes, applicants must complete at least 8 hours of acceptable continuing education during the two year cycle. License must be renewed 60 days before December 31st. Errors and Omissions insurance and a written examination will be required for renewal.
